Mail and Package Forwarding
As you prepare to move out, please remember to update your mailing address with the U.S. Postal Service and any online retailers to ensure your mail and packages are forwarded correctly. Reminder to check all recurring subscription services to ensure your new address is listed.
Please be sure to add your forwarding address in the resident portal as part of the move-out checklist. We also recommend checking in with the leasing office and any on-site package lockers to pick up any remaining deliveries before your departure. Any mail or packages received after your move-out date will be returned to the sender and not held in the leasing office.

Damages
We know that life happens, and a little wear and tear is expected, but some damage goes beyond that. After you move out, our team will walk your apartment to assess its condition and document anything that falls outside of normal use. This includes things like large holes in walls, broken appliances, damaged furniture, stained flooring, or the need for excessive cleaning. Any damages beyond normal wear and tear will be billed directly to the resident.
To ensure fairness, we will reference your original move-in inspection to determine what was preexisting. Common area damages will be billed equally amongst roommates that occupied the unit, unless one resident assumes responsibility. If you are curious about potential charges or want a chance to fix anything beforehand, you can request a pre-move out inspection with our management team. It is a great way to get ahead of any surprises and leave your space on a high note. For questions or to schedule an inspection, just reach out to the leasing office.
Top 5 Most Common Move-Out Charges
Items Left In Unit:
Before you move out, do not forget to check closets, drawers, and under beds. Common items like shower curtains, chargers, kitchenware, and personal belongings are often left behind. Anything left in the unit after moving out will be discarded.
Moving Out Early (Before Move Out Day):
If you are planning to move out before the official move-out day, please visit the office to complete your move-out process. Damages are assessed individually for each bedroom and are the responsibility of the resident(s) assigned to that space. Common area charges, however, will not be determined until all roommates have completed their move-out. As a result, your Financial Move-Out Statement will be delayed until after your property’s final move-out date. Any common area charges will be divided equally among all residents in the unit.
Moving Out On Move Out Day:
Your keys will deactivate on your lease end date. Please note that the office will only be accepting key returns between 8:00 AM and 10:00 AM on move-out day. Be sure to have all belongings completely moved out of your unit by 10:00 AM at the latest. The earlier you’re ready to move out, the earlier you can return your keys and avoid potential delays. Keep in mind that a high volume of residents may be turning in keys at the same time, so plan accordingly.
Cleaning Tips
Returning your apartment in the same condition as when you moved in is an important part of the move out process and helps ensure a smooth transition for both you and the next resident. Thoroughly cleaning the unit, removing all personal items, and addressing any damage beyond normal wear and tear shows respect for the community and helps avoid potential charges. Key areas to focus on include wiping down all surfaces, cleaning appliances inside and out, scrubbing bathrooms, vacuuming or mopping floors, and clearing out drawers, closets, and under furniture. Leaving your space clean and ready also helps our team prepare for the next resident, especially in student housing where move-in timelines are tight. If you are unsure of what needs to be done, reviewing your move-in inspection or contacting the leasing office can help clarify expectations.
Kitchen:
Refrigerator: Remove all food and wipe down shelves, drawers, and interior surfaces to eliminate spills and odors.
Stove/Oven: Clean the stovetop, burners, and control panel, removing any grease or food residue. Be sure to clean the inside of your unit’s oven as well.
Microwave: Wipe the interior, including the turntable and door, to remove any splatters or buildup.
Dishwasher: Run an empty cleaning cycle, then wipe down the door, edges, and interior filter area.
Sink: Scrub the sink basin and faucet to remove stains or buildup, and ensure it is free of dishes and debris.
Cabinets & Drawers: Empty all cabinets and drawers, then wipe down the inside and outside surfaces to remove crumbs, dust, or residue.
Floor: Sweep, vacuum, or mop all floors, including under furniture and in corners, to remove dirt and debris.
Appliances: Ensure all appliances are wiped clean inside and out, with special attention to handles, buttons, and any visible buildup.
Bath:
Shower: Scrub the walls, floor, and fixtures to remove soap scum, mildew, and buildup.
Toilet: Clean the bowl, seat, base, and handle thoroughly with disinfectant.
Sink: Wipe down the basin, faucet, and surrounding area to remove stains and toothpaste residue.
Mirror: Use glass cleaner to remove smudges, streaks, and water spots.
Floor: Sweep and mop the bathroom floor, paying special attention to corners and behind the toilet.
Cabinets: Empty all bathroom cabinets and drawers, then wipe inside and out to remove dust and residue.
Misc:
Washer/Dryer: Wipe down the inside and outside of the washer and dryer, and remove any lint from the dryer vent.
Carpet/Flooring: Vacuum all carpeted areas and mop hard floors, treating any stains or scuffs as needed.
Furniture: Dust and wipe down all furniture, making sure to remove any personal items and clean underneath.
Blinds & Windows: Dust the blinds thoroughly and clean the windows with glass cleaner to remove smudges and dirt.
Celing Fans: Wipe down each fan blade to remove dust and cobwebs.
Thermostats: Please make sure your thermostat is set to Cool and at a comfortable 72 degrees when your keys are turned in.
